Located on over 900 acres in Daytona Beach, Pelican Bay is a Planned Unit Development (PUD) and a deed restricted community consisting of 1806 units with residents paying dues to the Master Association and their respective Sub-associations. DIFFERENCES BETWEEN MASTER & SUB Your Master Association is called Pelican Bay Homeowners Association (PBHA) and the dues cover the following amenities: – Twenty-four hour manned guard houses at both entrances, with twenty-four hour roving patrol. – Control of resident’s entry through barcode system. – Control of visitor entry through registration with guards at each entrance. – Maintenance of 110 acres of waterways. – Two golf courses- Privately owned/Open to public-Additional fees apply. Your Master Association employs their own Licensed Community Association Manager (LCAM)and administrative staff that works directly for the volunteer Board of Directors on behalf of the membership of the PBHA.Questions regarding the aboveamenities or dues should be directed to the PBHA at 386-322-0110. The sub-associations are the different neighborhoods within the community that offer a unique lifestyle with varying degrees of amenities.Your Sub-associations are the communities where you and your neighbors share the same needs to your left and to your right. Please see the chart below. As with every neighborhood, you can see that there are differences in what is covered; from a condominium style product like Hawks Landing, where you’re monthly assessment fee covers exterior building maintenance and access to aswimming pool to the more traditional single family community where your monthly landscaping is included,like Palma del Sol. Each community requires a hyper local understanding of resident needs.
