What it means to be a CAM
When you purchase a home in a community governed by an HOA, the community association manager (CAM) is your go-to person for questions about how the community runs. They know the covenants, conditions, and restrictions (CC&Rs) and make sure owners follow them – and stay current on everything from planned capital improvements to whether charcoal grills are allowed on patios.
A CAM provides expert guidance, high-level service, and oversight to the association’s volunteer board, and looks after the business, administration, and operations of the association – from budgeting and common areas to bookkeeping, financial management, and communications. CAMs execute the governing documents with the goal of a greater good for residents, and keep a proactive eye on changes in local law.
Collecting HOA and miscellaneous fees from property owners
Site and equipment inspections
Ensuring residents comply with the rules and regulations
Resolving homeowner complaints and disputes
Ensuring all stakeholders comply with the association’s bylaws
Employees
Identify repair, maintenance, and upgrade needs for shared areas, oversee vendor bidding, supervise contractors onsite, and track payments and invoices.
Manage procurement, vendor paperwork, and recordkeeping, plus communications, presentations, flyers, meeting reports, and handouts.
Help the board prepare budgets, manage contracts, and prepare financial reports – and assist with taxes, attorneys, and CPA selection.
Call meetings on schedule, send notices, provide reports in advance, take minutes, and gather data on issues residents may face.
Communicate directly with homeowners by email and phone, as well as newsletters, flyers, postal mail, and signs.
Help with building policy decisions, identify service needs, manage vendor bids, and supervise vendor service.
