    SSMG’s experience with community communications has been thoughtfully refined over three decades. SSMG believes strongly that effective communication is an important component to a successful community association whether a condominium of 60 units or a master plan community of 2,000 homes. NEWSLETTERS Whether you’re advertising a community garage sale or you’re distributing suggestions for seasonal property care, newsletters can be tailored to the need of each community.   • HAMMOCK DUNES OWNERS ASSOCIATION CERTIFIED AS AUDUBON SUSTAINABLE COMMUNITY

    Very exciting news from one of our amazing communities! Hammock Dunes Owners Association was recently certified as the tenth Audubon Sustainable Community! As part of the certification process, they have crafted a Long-Term Sustainability Plan that will guide their sustainability initiatives over the coming years. They are the first, private community in Florida to ever achieve certification. Congratulations to Marge Rooyakkers, Travis Houk and their wonderful team on this amazing accomplishment!

    Located in Palm Coast, Florida, The Landings at Marina Cove Condominium Association Inc. consists of 65 submerged land leased boat slips with direct access to the Atlantic Intracoastal Waterway.     Located right in the heart of the bustling Daytona Beachside and steps from the Atlantic Ocean, the Daytona Inn Beach Resort offers 157 beachside interval use condominium units.     Troy Railsback, a licensed Community Manager for Southern States Management Group (SSMG) celebrates 11 years with SSMG this month. Railsback specializes in developing advanced community management solutions that comply with covenant and state requirements to continually provide efficient and effective results that are legally defendable. These best practices ultimately resonate as go to solutions for other SSMG managers serving SSMG’s 150+ Community Associations in Flagler and/or Volusia Counties. Previously Railsback served as a senior consultant for a national engineering firm responsible for a variety of financial, operational, acquisition and/or policy projects serving local government utilities mainly in the state of Florida. A Florida native Railsback has lived in Ormond Beach for 10+ years and serves the community on many charitable boards including the Volusia/Flagler YMCA, City of Ormond Beach and Ormond Beach Chamber of Commerce. He is a graduate of Florida Southern College in Lakeland and also obtained his Masters in Business Administration from H. Wayne Huizenga School of Business and Entrepreneurship, Nova Southeastern University in Ft. Lauderdale. Railsback is happily married for over 13 years and has three beautiful children.

  • ANNON CELEBRATES 15 YEARS AT SOUTHERN STATES MANAGEMENT GROUP

    ORMOND BEACH (Friday, September 28, 2018) – Mark Annon, an Ormond Beach resident, born and raised, is celebrating 15 years at Southern States Management Group. A graduate from Mainland High School and student at Brevard College, Annon is a Community Association Manager who currently overseas eight local associations. He manages the day-to-day operations for both the Daytona and Palm Coast offices of Southern States, as well. His role and scope of service has grown over the years. He has managed the maintenance responsibilities associated with all of the rental properties within Southern States and has managed concierge services for nearly six years where he completed all of the unit/home inspections as well as any and all outside repairs. Annon is versed and has been involved with the transition from developer oversight to the owner control. He and his wife reside in Ormond Beach with their three young children.
