  • ATTENTION RESIDENTS – PAY ASSESSMENTS ONLINE FOR FREE

    Many of you probably already know you can pay your assessment fees online with a credit card but doing that charges you a fee. We don’t like unnecessary fees! Here’s a quick three minute tutorial on how to sign up for automatic withdraw from your bank so you don’t incur additional fees to pay your assessments. Visit our website resources tab. We recommend that you bookmark this page as it updates frequently and is very useful for residents. After you’re in the downloadable forms select “Authorization for ACH” and it will walk you through the simple steps. One great benefit is that if your assessment fees change, the deduction will automatically adjust. You don’t have to go in and make any changes, keeping you always up-to-date! It is the largest community in our portfolio with 1901 home sites within 26 unique villages. These gorgeous neighborhoods are managed by our 11 year Community Association Manager, Troy Railsback and his Grand Haven Team which consists of Thomas Leach and Michele Logan. Neighborhoods are lined with beautiful manicured Oak trees that give off a breathtaking canopy affect, lake banks are manicured, the grounds are gorgeous and there are so many amenities for residents to take advantage of! To maintain this prestigious appearance is a daily operation that the team at SSMG takes seriously! “Keeping Grand Haven Grand” is the mission,” says Railsback. EXPERIENCE Some of the areas in which our experience and attention to detail come into play at Grand Haven are keeping efficiencies intact and creating benchmarks and standards for residents that continue to be observed and managed daily. Troy Railsback has been the Community Association Manager for 11 years; Thomas Leach began with SSMG in 2011 and officially joined the Grand Haven Team in 2015. He has also received his CAM license two years ago. Michele Logan celebrated her five year anniversary with us this past March and has a dual role as the Architectural Design Committee Secretary and the Executive Administrator for the “Grand Haven Team”. Both Thomas and Michele are integral assets to supporting the needs of nearly 2,000 homes and the residents. MANAGEMENT With Troy being part of the community for over a decade, he has a keen ability to notice the smallest of errors; it is uncanny! He operates with efficiency and has been able to adapt using technology throughout the years, giving more time and attention to the ever-growing needs of Grand Haven’s lifestyle. For example, when looking for new vendors, he invites all interested parties at one time along with key leaders of the board and hosts a walkthrough all at once to truly be able to provide the board with quotes that are not “oranges to apples” but exactly what they need to make an educated decision. This cuts down on the board volunteer time and creates an immediate direction for the vendor to understand they, too, are part of “Keeping Grand Haven Grand”! MAINTAINING THE PRISTINE APPEARANCE Taking a drive through one or more of the 26 unique villages is done daily by the Grand Haven Team to ensure the community lifestyle is being managed properly.   • SOUTHERN STATES MANAGEMENT GROUP GRACIOUSLY DONATES EYE GLASS RECEPTACLE TO LIONS CLUB IN PONCE INLE

    “One man’s trash is another man’s treasure.” This quote by Hector Urquhart’s introduction to 1860’s Popular Tales of the West Highlands applied to a recent phone call Southern States Management Group (SSMG) received recently. A property owner in one of the communities that SSMG manages contacted the Community Association Manager, Troy Railsback, asking where he purchased the receptacle used for submitting architectural review applications. Troy explained to the gentleman where the box was ordered and questioned what exactly he was looking for. The gentleman said that he was a proud member of the Ponce Inlet Lions Club and that they were looking for a similar receptacle where people in the community could donate their used eye wear to then donate to those less fortunate. Troy quickly let the gentleman know that when he originally ordered the receptacle, he received a blue one instead of white. When he contacted the company to come pick up the unit they said, “Go ahead and simply throw it away”. Fortunately, Troy did not and was able to graciously donate the receptacle that could have been tossed to the curb. “One man’s trash is another man’s treasure,” is the quote that came to mind when this story was explained to staff. Southern States Management Group was honored to provide this eye glass receptacle to the Lions Club of Ponce Inlet to help citizens in that community. SSMG is often donating behind the scenes and has contributed to countless charitable causes in the three decades in service in Volusia and Flagler Counties. We heard from the gentlemen who called that day, Lion Shel Reichard PDG who sent us the attached picture with these kind words, “This is what result of your generous donation looks like. Donation by Southern States is displayed on bottom front.   • A DAYTONA EXCLUSIVE: COMMUNITY HIGHLIGHT: THE PENDLETON CLUB

    When The Pendleton Club was built in 1963 it was “The” place to be! People in the community spoke very highly of this beautiful building which was built on nearly five acres of riverfront land. A very modern look and feel, The Pendleton Club located at 1224 South Peninsula Drive in Daytona Beach has 127 units and grounds like no other still decades later! PRISTINE GROUNDS The builders were strategic in the way they built the community. It is “U” shaped which offers every unit a river view along with pristine grounds that offer a shuffleboard area, docks, shaded places to read under gorgeous oak trees, pool, lounge area and BBQ space. Construction nowadays usually does not allow for that much space for residents to enjoy themselves. BOMB SHELTERS Another unique features at The Pendleton Club is that it was originally built with two bomb shelters where you can actually see authentic canvas cots hanging from the walls today. This space has been converted in to additional storage areas for the residents of the building. COMMUNITY MANAGER HIGHLIGHTS PROPERTY “The Pendleton Club has never lost power during a hurricane,” said Community Association Manager, (CAM), Virginia Waikins, who has been providing concierge level services for nearly four years. Virginia has been a CAM for 14 years and with Southern States Management Group nearly six. She loves working with people and feels very fortunate to have an educated board of wonderful caring residents. When asked what the top amenities of the property are, Virginia exclaimed, “This view! Number one is definitely the view! We also have a large community room with very active residents. Just like back in the sixties, there are always tons of social activities happening. The only difference is now residents wear more casual clothes.” Virginia explained how “back in the day” they used to have dances in the ballroom regularly where women had to dress in their Sunday best and men in a jacket and tie. The ballroom is now the community room and overlooks the beautiful view Virginia mentioned. It also has the original terrazzo floors. Unlike any other community in the county, The Pendleton Club has a doorman seven days a week. There are many upgrades happening now and the diverse residents which range from young professionals to retirees enjoy this unique property which has been sought after since the sixties.

  • WE ARE PROUD MEMBERS OF BAM VOLUSIA & CONTINUING EDUCATION

    The purpose of The Building Association Managers of Volusia (BAM) is to bring together people that manage local condominium buildings and homeowner associations with a select group of contractors/vendors in a social environment that lends itself to discussing current industry trends while building resources/relationships amongst the membership. The meetings are held monthly on the third Tuesday of each month at the Halifax River Yacht Club. People will typically start to arrive at 6:00 PM with the idea that dinner will be served starting at 6:30 PM. The board likes to pay for the first dinner to introduce potential members to the group. They update their Facebook page weekly so great content there, too! Southern States Management Group’s Vice President, Jeff Annon, is currently the Treasurer of the BAM Board of Directors and many of our Community Association Managers are members of this growing organization. We are very thrilled to announce that we are sending 6 CAM’s to the following sold-out event that will provide 20 hours of continuing educating to attendees.
