  • RENTAL ASSISTANCE PROGRAM

    Thank you so much to our sister company, Southern States Realty Services, for sharing this valuable and timely information about rental assistance in Florida. RENTAL ASSISTANCE PROGRAM Due to the current health crisis in the country, many states and counties have offered additional funding for household expenses, extended food stamps programs, utilities assistance, etc. One of the programs being offered in Florida is a rental assistance program. This program is offering up to 15 months of rental assistance for renters who have a household income below 80% of Area Median Income (AMI). This program is accepting applications and will cover up to 12 months of past due rent and 3 months of forward-looking rent payments to be paid directly to the landlord. Those applying with an AMI of 50% or below or have experienced unemployment in the last 90 days will be prioritized. There is also assistance available for past due utility payments as well. If you are a landlord and have a tenant experiencing a hardship you should work with them to see if they qualify for this program. If so, help them to submit the application!     WE ARE HIRING A PORTFOLIO MANAGER! Supervise the day-to-day management and operation of a portfolio of “Lifestyle Communities” including the ongoing administrative, maintenance, and covenant enforcement responsibilities vested therein pursuant to applicable governing documents and as directed by association board of directors. Job Duties: Make routine community common area inspections. Document and communicate specific common area maintenance, landscape and service provider deficiencies for corrective action. Hire, direct, supervise and document the activities of any on-site maintenance personnel, contractors and/or independent vendors, as applicable. Promptly assist association members with questions, research and concerns relative to routine association business. Identify potential violations of association Declaration of Covenants and duly adopted rules and regulations through regular inspection activities. Follow up and enforcement, as necessary, with individual property owners for successful remediation and resolution. Facilitate architectural review and approval processes, as applicable. Regularly participate in meetings of association board of directors, and its specifically designated committees (including preparation of agenda, supporting documents, meeting minutes, etc.) Perform other tasks as may be assigned from time to time. Skills and Capabilities: Ability to work effectively and efficiently in a dynamic environment. Strong written and verbal communication skills. Ability and flexibility to prioritize and reorganize multiple ongoing tasks & projects. Strong interpersonal and organizational skills. Experience with covenant enforcement and the practical application of community governing documents. Ability to understand and interpret commonly used financial statements (balance sheet, income statement, etc.). Ability to communicate verbally and written in a clear and concise manner. Willingness to “jump right in.” Minimum Credentials: Active Florida Community Association Manager License. 3 years community management experience or commensurate facility maintenance experience.     “I just wanted to let you know that my crew could not say enough good things about the way you handled the incident at 25 Casa Bella Circle, Travis. To have the resources you did on scene before the fire was even out was amazing. Your maintenance man was onsite within thirty minutes of the start of the fire. You arrived just a few minutes later. By the time the fire was out you had, the restoration crew onsite, a locksmith onsite, an electric company enroute, wood to make repairs enroute and sunbelt enroute with a man lift to reach it. All of the Fire Crew kept talking about you being on point for the residents of Casa Bella. I only hope you get to train all of the managers in this area. It is always a pleasure working with you.     Welcome Ms. Kara Swafford, who will be our new Palm Coast Receptionist. She began on June 1. Kara was responsible for the Realty Exchange-Palm Coast rental portfolio for Flagler, St. Johns and Volusia County properties.
